BUYING YOUR HOME

What we will do:

  • Check the Contract provided by the Seller’s Solicitors;
  • Investigate the title to the property to ensure it is good and marketable and will not cause you a problem when you sell the property in the future;
  • Advise you on the types of survey available;
  • Advise you on what can be done if problems are revealed by the survey;
  • If you are obtaining a mortgage, go though the terms of the mortgage with you to ensure the mortgage documents reflect the deal you agreed with the lender;
  • If necessary, visit the property to ensure the paperwork accurately reflects the position of the boundaries of the property on the ground;
  • On completion, arrange to transfer the funds to the Seller’s Solicitors to allow you to collect the keys to the property as soon as possible;
  • Complete the Stamp Duty Land Tax forms on your behalf and arrange the payment of any Stamp Duty;
  • Following completion, arrange the registration of your ownership at the Land Registry and send you a copy of the Title Certificate when we receive this.
 
 

COSTS

We will charge you a fixed fee when we are acting for you in your sale or purchase. The fee is based on the value of the property you are selling and/or buying. In addition to our conveyancing fees, when you are selling a property, there will also be the cost of the Home Information Pack. We charge a fixed fee for producing the Home Information Pack. When you are buying a property, there will also be search fees, Stamp Duty Land Tax (if applicable) and a Land Registry fee to register your ownership at the Land Registry.
