SELLING YOUR HOME

 

What we will do:

  • Draft the Contract and send the paperwork to the Buyer’s Solicitors
  • Liaise with you and the Buyer’s Solicitors to agree a timescale for exchange of Contracts (the point at which the transaction becomes binding) and completion (the moving date when the keys are handed over)
  • If there is a mortgage to pay off, we will check the repayment figure with you prior to exchange of Contracts.
  • On completion, pay off your mortgage and transfer the balance of the proceeds of sale to you, and provide you with a Completion Statement setting out all of the figures.
 

HOME INFORMATION PACK

 

We can also take care of this for you, we offer a discount on the price of the HIP for Clients who instruct us to deal with their conveyancing.  BPK offer Common Sense HIPs at a cost effective price.

The HIP comprises:

  • A statement setting out the details of the property being sold
  • The Legal Title documents
  • Searches
  • An Energy Performance Certificate

We will assemble the HIP for you, so that you can place your property on the market without delay. We aim to have the completed HIP available within 10 working days.*    (*assumes a registered title)

The price for our HIP is £330.00 which is all inclusive. Sellers who commit to our conveyancing service will benefit from a £50.00 discount on completion of the sale of the property.

 
COSTS
 

We will charge you a fixed fee when we are acting for you in your sale or purchase. The fee is based on the value of the property you are selling and/or buying. In addition to our conveyancing fees, when you are selling a property, there will also be the cost of the Home Information Pack. We charge a fixed fee for producing the Home Information Pack. When you are buying a property, there will also be search fees, Stamp Duty Land Tax (if applicable) and a Land Registry fee to register your ownership at the Land Registry.
