RESIDENTIAL CONVEYANCING FEES

Based on a purchase of a freehold property with the purchase price being between £150,000 and £200,000, Bell Park Kerridge fees are £990.00 including VAT.

Disbursements and prices are as follows;

  • Local & Drainage search – approx £163.00
  • Land Registry searches – approx £10.00
  • Bank Transfer fee – £60.00
  • Submission of Stamp Duty form – £72.00
  • Stamp Duty – Varies on price
  • Anti Money-Laundering ID check – £18.00 (inc VAT) per person
  • Help2Buy ISA service fee – £60.00 per ISA
  • Land Registry fee – £100.00 or £230.00 for an unregistered property

For a sale of the same price, Bell Park Kerridge fees would remain the same.

Disbursements and prices for the sale are as follows;

  • Land Registry Office Copy – £10.00 (approx)
  • Bank Transfer fee – £60.00
  • Anti Money-Laundering ID Check – £18.00 (inc VAT) per person

Charging is on a fixed fee basis as shown in the Total Cost of The Service section. These will of course be discussed with you before we commence working for you.

As VAT is not payable on all disbursements, we will advise you at the time when VAT will be payable on a disbursement that is required for your sale/purchase.

We will attend to all matters required to bring your sale/purchase to completion. Circumstances in every transaction can vary but you can be assured we will discuss any issues with you.

Exchanging Contracts – When this occurs you will be legally bound in to the transaction. Every transaction can differ but we will keep you advised of the likely timescale.

Completion Date – This aims to be within 6-12 weeks and when monies are transferred to / received from the other side’s Solicitor. This is also when you will either collect or hand over the keys to the property.
